Even though the flats were sold in the pre-launch, RERA has done nothing except send a notice. There is no record of any action taken. The main reason for this is that there are some public representatives behind the management of this company.
Many buyers who bought flats from this Bengaluru-based company are still facing problems. Recently, it has come to light that this organisation has encroached on a pond and carried out construction works. And will the current government take strict action on this? Or leave it unattended?
Bengaluru-based Prestige has launched a new project named The Prestige City at Gaganpahad. It started its construction work from Survey No. 81 to 89, which is from Gaganpahad Lake, Gaganpahad, to Premavatipeta at Malagund Lake. But adjacent to the construction undertaken by this company, there is Malagund Lake in an area of 90 acres. There is a rule that there should not be any ponds or lakes within an area of one to two kilometres close to HMDA and DTCP layouts. There is a provision to take NOC from the irrigation and revenue authorities specifically to ensure that those ponds do not face any problems. However, the management of The Prestige City, which violated these rules, applied to HMDA for this layout. Initially, HMDA officials decided not to give permission for this. But, in the meantime, some public representatives entered the field. It is known that the wheel has been turned to get permission. As a part of this, there are allegations that a huge amount of money was given to irrigation and revenue officials. Moreover, it seems that the then revenue and irrigation department officials gave NOC to Prestige City without considering the FTL and buffer zones of this lake.

The Prestige owner has said that they will beautify the Malagund Lake to obtain permission from The Prestige City. Currently, the government is receiving complaints that the lake is also being occupied and construction is being carried out. It is known that the then-former director of HMDA, Siva Balakrishna, signed the permits, included the issue of beautification of this lake in the file, and worked hard to get the permits.
At present, if anyone wants to visit this lake, they must get permission from this organisation. It means that if the locals want to go to the lake, they have to depend on the benevolence of the respective companies. It is said that it was given quick permission due to the intervention of some public representatives, which is why each flat is being sold for over Rs. 1 crore and a villa for more than Rs 10 crore. But since the profit has to be shared with public representatives, there are allegations that these villas and flats are being sold at a high price. The buyers are also upset that a high price is quoted in an area like Gaganapahad.
50 acres disappeared?
Malagund Lake has spread across 97 acres and 29 guntas. This lake is located in Gaganpahad under Rajendranagar Circle Premavati Division in Survey No. 35 to 39. Similarly, from 42 to 48 and in Survey Nos. 335 and 336. Locals also claim that this lake, which is spread over 97 acres in the record, is not visible at field level. The Revanth Reddy government must immediately respond to this, as the lake is not even 40 acres now.
