Why gated communities?

A decade ago, there was a difference of at least thirty to forty percent between the rate of a flat in a gated community and the price of a stand-alone apartment. Moreover, if a square feet is Rs. 5,000 to 6,000 in western Hyderabad, it is available for Rs. 3500 in the suburbs. But it must be said that there is not much difference now. In the background of increased land prices, the prices of small apartments and flats in gated communities are huge, but with only a 10 to 15 percent difference. For example, in areas like Miyapur, if the rate is Rs 8,000 per square feet, the price of standalone apartments around there is Rs 6,000 to Rs 6,500.

Hence, a large percentage of buyers are opting for large gated communities rather than limiting themselves to small flats. The same trend is seen in all parts of the city. Because if it is a large community, the main reason is that there are playgrounds for children, complete security for families, and modern facilities. Those who can’t afford the higher rates are still limited to small apartments. There are many structures available around the city for such people.
