Walton Street Invested In Two City Projects

The Mumbai-based Walton Street India has invested in two realty development projects in Hyderabad. The Walton Street Blacksoil invested Rs 80 crore in the form of structured debt in projects coming up at Moosapet and Goudavalli areas of Hyderabad. The Walton Street India is an ancillary unit of the US-based private equity real estate investment company Walton Street Capital.

It has created Walton Street Real Estate Debt Fund-I for investing in real estate projects in the country. The fund is being managed by the Mumbai-based Blacksoil Group. In 2018, the Walton Street Real Estate Debt Fund-1 mobilized Rs 320-crore fund from those who run family business ventures and high-net worth individuals. “The Blackstone group extended loans at 17 per cent interest, which is very high compared to interest rates being charged by banks and other financial institutions, remarks a MD of a Realty Development firm who wished to remain anonymous. The MD opined that several developers will borrow their project fund requirements from the Blacksoil group if it slashes down the rate of interest.
A company headquartered in Begumpet has completed projects with a total plinth area of over 45 lakh sft. Currently, it is building a township at Goudavalli on a 80-acre site.

Similarly, a builder based in Jubilee Hills area of Hyderabad executed prestigious residential projects in Hyderabad, Visakhapatnam and Chennai with a total plinth area exceeding 65 lakh sft. Currently, projects with plinth area more than 2 crore sft are in the pipeline. Earlier, Goldman Sachs has invested in the projects of the company.
