Hyderabad will be among the important markets in Sumadhura Group’s next phase of expansion, with the Bengaluru-based real estate developer planning to launch around 45 million sq ft of development across residential, commercial and warehousing segments in Hyderabad, Bengaluru and Chennai by 2030, backed by a planned investment of Rs 17,000 crore.
Marking 30 years in the real estate sector, the group is looking to expand beyond its residential base into commercial and industrial and logistics assets as part of a four-year growth plan for FY 2027-30. Residential development will account for 35 million sq ft of the planned pipeline across the three cities, with an estimated Gross Development Value (GDV) of Rs 38,000 crore. Sumadhura also plans to enter the luxury villa segment and expand its land bank in high-growth micro-markets across Hyderabad, Bengaluru and Chennai.
The next decade of India's growth story will be shaped by rapid urbanisation, stronger infrastructure and emerging economic corridors. Vision 2030 is Sumadhura's response to this opportunity, reflecting our ambition to scale alongside the country's evolving needs, said Madhusudhan G, Chairman and Managing Director, Sumadhura Group.
With Rs 17,000 crore planned for the expansion, the company has outlined a 45 million sq ft launch pipeline across the three markets. Madhusudhan added that the strategy is aimed at building sustained growth through rental income while strengthening the group’s position in established markets and expanding into emerging growth corridors. Commercial plans include 4.2 million sq ft of Grade A office space, with potential annual rental income of Rs 700 crore. Sumadhura is also entering premium commercial development along Bengaluru’s Outer Ring Road (ORR).
Warehousing is another major part of the roadmap, with 6 million sq ft of planned development and potential annual rental income of Rs 225 crore. The expansion builds on the group’s logistics park in Hoskote, Bengaluru, and its recent entry into Chennai with a 1.2 million sq ft Grade A industrial and logistics park at Red Hills. Sumadhura’s Vision 2030 will focus on creating multiple growth engines across residential, commercial and industrial and logistics assets, while broadening the group’s presence across Hyderabad, Bengaluru and Chennai.
