SMR Holdings CMD Saireddy Ramreddy has recalled how his team worked hard day and night for over four years, braving Covid-19, to bring all SMR Vinay Iconia works to a head and then inaugurate the project officially. Disclosing the arduous tasks the team undertook crossing several hurdles to Real Estate Guru, at the Kondapur project Club House; He said that as a result of the hard work the company successfully handed over possession of flats in the first phase of the project to buyers. Later, the construction of three towers in the second phase has been brought to an advanced stage. The team is gearing up to hand over each tower one after the other to the buyers after five months. The company is so serious about completing the second phase as early as possible. He said that the company is working round the clock to give possession to the buyers on time. He said that the efforts would give fruitful results in the market.
He expressed his concern over some builders in Hyderabad selling the projects in pre-launch to loot hundreds of crores and said that SMR Vinay is completely against such practices. That is why it obtained all the necessary approvals prior to the commencement of the project. Then only it has started the project. In Covid-19 period, no one is sure how it would turn out during the Corona. So, during the Covid period of two years, the company focused its full attention on construction work, rather than on the sale of flats. That is why such a huge sky-scraper project has been taken to its advanced level.
22-Acre Township
The SMR Vinay Iconia is being building on a 22-acre site with the development of a total plinth area of 57 lakh sft. In all, 11 towers are being developed. The first phase has been successfully completed and flats were handed over to buyers in 2019-20. In the second phase, flats with a total plinth area of 13.5-lakh sft are being handed over to the buyers. In phase three of the project, two towers are being built. In phase four, one tower will be built and another one will be built in phase-5. The Hamilton Tower with a total plinth area of 6.5-lakh sft would be handed over to customers in December this year. The Logan Tower, conceived to have a total plinth area of 11-lakh sft, is 60 percent through. The tower would be handed over to the customers in December next year. The 13.5-lakh sft Sivalik Tower works have been completed 30 percent.
· Two club houses are going to be built. The total plinth area of the parking space is 30-lakh sft. Everyone living in the project should park their cars in the cellar. First and foremost, a community hospital is being developed. Consultations are under way with various corporate hospitals. A decision has been taken to develop the community hospital along with a shopping mall. Similarly, a bank is going to be established here. In all, 15,000 sft of space has been earmarked to house a hypermarket. Some space has been allocated to encourage walk-to-work concept and for startups office space.
Cricket ground provided
The credit of providing cricket ground in a gated community first and foremost goes to SMR Vinay City at Miyapur and Fountain head next. Currently, the cricket ground is being provided in Iconia. The cricket ground has been designed very skillfully. The badminton court has been developed in such a way it is in no way inferior to the Pullela Gopichand Badminton Academy badminton court. Each tower will have a bicycle stand, business lounge and waiting hall and so on. Our project is getting good support from the market. The customer base of the project includes 50 percent of the old customers.
To be completed in two and half years
The specialty of SMR Vinay developers is that it will not compromise on quality. The company has a in-house construction team. All divisions of the team will work with full team spirit. In fact, 500-600 families are living happily in the project. It was decided to complete all phases of the project in two and half years.
