Dubai-Style Luxury Comes to Kokapet with Poulomi Palazzo

When people think of ultra-luxury living, cities like Dubai often come to mind—known for their iconic skyline, lavish residences and futuristic architecture. But that global standard of luxury is now finding a new address in Kokapet. Rising above the fast-growing skyline, Poulomi Palazzo by Poulomi Estates promises a lifestyle that blends grandeur, space and privacy—bringing a Dubai-style luxury experience to Hyderabad’s doorstep.

Speaking about the project, Poulomi Estates Director Prashanth Rao said the development was launched three years ago and is expected to be completed within the next 18 months. “Poulomi Palazzo is among the most luxurious residential developments in Hyderabad. Everything has been executed as planned,” he said, noting that Kokapet has transformed into a premium residential destination in the last five to six years.

Spread across 2.3 acres, the project features a 55-floor tower with 141 ultra-luxury 4BHK apartments, offered in sizes of about 8,100 sq ft and 6,225 sq ft. The design introduces a villa-style concept within a high-rise, with every room having its own balcony and a massive living area of more than 1,000 sq ft. The standout highlight is a 24-foot double-height main balcony, designed to offer natural ventilation while ensuring complete privacy.

“The idea was to bring the openness of a villa into a high-rise apartment,” Rao said.

The first five floors are dedicated to a large clubhouse surrounded by greenery, while residential units begin from the sixth floor. Amenities include an indoor jogging track with EPDM flooring, an Olympic-size swimming pool, shuttle and squash courts, volleyball and pickleball courts, and a fully equipped gym.

An infinity pool on the 52nd floor overlooking Gandipet Lake, along with a spa and multipurpose hall, further elevates the luxury experience. Construction has currently reached the 40th floor, with around 15 floors remaining, and the project is expected to be ready for handover by the end of next year. Rao added that the rapid transformation of Kokapet signals its rise as Hyderabad’s next “future city.”
