Prelaunch fraudsters Hit Patancheru

Some people have started projects in UDS/pre-launch sales in areas like Kokapet and Kollur as well as sold flats at a low rate. They just need to get the permissions and start the construction work. But these developers themselves do not know when they will start construction, while the buyers are now caught between the Devil and the Deep Sea. It would take at least a couple of years for them to realise their mistake. Now, rather than sitting silent, the fraudsters are now eyeing Patancheru. Realizing that middle-class people will come rushing, they are coming up with new schemes to start UDS and pre-launch schemes.

Many realty companies have raised curtains to UDS and prelaunch scams in areas like Patancheru, Muthangi, Rudraram and Isnapur. People are being fooled, promising that the prices are low and would rise in the near future. One such company, Uttam Infra Developers, announced a lucrative offer to build 1,200 flats at Isnapur in Patancheru. Advertisements were posted on various real estate portals. The officials have cautioned against even releasing a brochure without RERA approval, while such companies are advertising to sell flats under pre launch schemes. Is it not the responsibility of the RERA to prevent companies from selling flats without their permission? Is the RERA in deep slumber? Having said that, if a company can sell flats in prelaunch and UDS schemes, why bother taking permission from RERA.

Buyers should be cautious

One should not believe the promises by the developers who sell flats in pre launch schemes, under any circumstances. Because, the developers who are really committed to their project, will not indulge in such fraudsters. Selling flats is not as easy as selling plots and exiting the project. But many amateur builders are indulging in such UDS/pre launch sales. Though people are getting lured by lower prices and investing in such projects, they must realise that they will not get any help if the unauthorised project is abandoned midway. While they will not get any support from the government, they might have to end up running around the courts for justice. Further, people who purchased flats under UDS schemes would only get worse as they would become co-owners of such projects. If the developer fails to complete the project, these UDS buyers might land in trouble. In view of such challenges, it is not correct to buy flats in UDS and pre launches.

Say no to pre-launches in Isnapur

Without the permission of the Telangana RERA, many companies are selling each flat at a rate of Rs 2,200 per sq.ft under the cent per cent down-payment scheme. Further, they are also promising no charges for amenities. If you pay 50 per cent in advance, you will be able to purchase the flat for Rs 2,900 per sq.ft. Do not fall into the trap of such deceptive advertisements and waste your hard-earned money into it. Till date, there has been no case of any project which conducted UDS/pre-launch sales, and has received approvals from the respective authorities. The Sahithi Group’s project in Ameenpur did not receive any permission even five years after taking up sales under UDS/pre-launch schemes. Those who bought flats in this project, are still running around the company office. To avoid landing up in such problems, people are strictly advised against purchasing flats in the projects where sales are taken up in UDS or pre launch schemes in Isnapur, without RERA permission. Realize your own art. In the case of RERA projects, the developer will be liable for any defects in the structure for a period of five years from the date of delivery of the flats. The developer also will be responsible for any issues arising out during the project construction or afterwards.
