The issue of construction within the Full Tank Level (FTL) limits of Hyderabad's Hussain Sagar Lake has once again come under the spotlight. The discussion intensified after the Greater Hyderabad Municipal Corporation (GHMC) issued a show-cause notice to a high-rise residential project being developed by Pradeep Constructions on Raj Bhavan Road, Somajiguda. The development has also triggered questions about other buildings located around the lake.
Following objections raised by the Irrigation Department, officials from GHMC, HYDRAA and the Revenue Department jointly inspected the project site. The notice seeks clarification on whether the construction approvals comply with statutory regulations and whether any part of the project falls within the notified FTL limits. As the matter is now before the Telangana High Court, the real estate sector is closely watching the outcome.
Major Developments Around Hussain Sagar
The Hussain Sagar belt is one of Hyderabad's most valuable commercial, hospitality and residential corridors. Areas such as Necklace Road, Tank Bund, Somajiguda and Begumpet are home to several landmark developments, including The Park Hyderabad, Hyderabad Marriott Hotel & Convention Centre, Courtyard by Marriott, ITC Kakatiya, along with numerous office complexes, commercial buildings and premium residential projects. Given their proximity to the lake, public interest in the issue has naturally increased.
Near the Lake Does Not Mean Within FTL
Officials have clarified that merely being located close to Hussain Sagar does not automatically mean a property falls within the FTL or buffer zone. Whether a structure lies within the notified Full Tank Level, the prescribed buffer zone or on legally permissible land is determined only through official Irrigation Department FTL maps, survey records and revenue documents.
At present, no violations have been officially declared against any projects other than the Pradeep Constructions development. However, official sources indicate that internal verification of records is underway.
Will the Scrutiny Expand?
The ongoing proceedings have led to speculation within the real estate industry that authorities may review approvals, land records and FTL maps of other developments surrounding Hussain Sagar as well. If the verification process is widened, additional projects could receive notices seeking clarification. However, the Telangana Government and the concerned departments have not made any official announcement regarding any broader investigation.
