GO No.111 areas must Develop as a special zone

Scrapping the GO benefits people of 84 villages

Sri Sai Krupa Ventures Managing Director Kacham Rajeshwar has suggested creating an exclusive zone out of the area coming under the jurisdiction of now scrapped GO No.111. Talking to the Real Estate Guru on a wide range of issues, he opined that there was no loss to any section of society by scrapping of the GO. Moreover, people of the 84 villages coming under the purview of the GO would stand benefited with the withdrawal of the GO. The scrapping of the GO was one of the electoral promises of the BRS. Since the elections were around the corner, the state government scrapped the GO, he felt. However, he said that the scrapping of the GO would cause loss to the environment. The region from Vikarabad to Chevella and up to Gandipeta will be affected by the withdrawal of the GO.

He reiterated his demand to create a special zone out of the area listed under the limits of the now scrapped GO. The area under the GO limits has been listed towards the west of Hyderabad. However, the authorities have declared Shamirpet which is towards the east of Hyderabad as a conservation zone. On either side of Hyderabad, there should be conservation zones. Then only the fruits of urban development will trickle down to villages. At the same time, it would help conserve the greenery. The greenery should be left unspoiled. On high-rise apartments, the cost of construction ranges between Rs 3500 and Rs 4000 per sft. If the cost of the site is also added, the price will go up to Rs 6500-7000 per sft.

To develop Hyderabad, Municipal Administration and IT Minister KT Rama Rao worked hard attracting investments to all sectors. KTR said that it is only a tip of the ice berg. Only 30 per cent of the state has been urbanised and the extent of urbanisation will cross 50per cent by 2032, he added. Migration of people to Hyderabad has been increased. Therefore, the city will experience rapid growth. In this backdrop, the demand for real estate will also be higher, he predicted.

To a question on who will buy the high-rise apartments, he said that the realtors are constructing them and there are and will be customers to such apartments. There were no vacant apartments available in high-rise structures. Because of the policy of the Government of Telangana, high-rise apartments became a reality. During the past 10 years, the city developed in leaps and bounds. Noted actor Rajanikanth also appreciated the growth of the city. Because of the highly developed infrastructure, the doing away of the GO 111 would not affect any other region. It would take some time for the region listed under the erstwhile GO to develop. Till such date, there would be no slump in realty prices, he said explaining the perception of the real estate sector.
