Vamsiram Acquires Raidurgam Land for ₹1,040 Crore, Plans Landmark 30-Storey IT Park

Vamsiram Builders has acquired a strategically located 5.09-acre plot, Plot P4 in Raidurgam - adjacent to ITC Kohinoor, for approximately ₹1,040 crore, at ₹204 crore per acre. The land was secured through an e-auction conducted by the Telangana Government Infrastructure & Investment Corporation (TGIIC), with the winning bid representing a 46.76% premium over the reserve price of ₹139 crore per acre - a clear signal of the intense investor appetite for premium commercial land in Hyderabad's most sought-after corridors.

The company plans to develop a distinctive, large-scale luxury commercial tower that will be unique in both form and function. Conceived in a signature 'U'-shape - thoughtfully designed to complement the natural contours of the land - the project will feature a landscaped garden at its centre, creating a rare green retreat within a high-density urban commercial development. The tower will rise to 30 floors, reaching a height of 145 metres, and will encompass a total built-up area of 20 lakh square feet, housing a carefully curated mix of premium IT office space, retail zones, and a hotel.

Global Design, Four-Year Delivery
In line with its vision to deliver a globally benchmarked development, Vamsiram Builders will engage an international architecture firm to design the project. Construction is targeted for completion within four years.

The project's scale and ambition are well-timed. Large-format deals have dominated Hyderabad's leasing activity in early 2026, with multinational corporations continuing to commit to larger office footprints, reflecting sustained confidence in the city as a long-term business destination. A 20 lakh sq. ft. integrated development of this nature - combining IT space, retail, and hospitality under one roof is expected to attract significant interest from global occupiers, institutional investors, and hospitality operators alike.

Raidurgam, as part of the larger SBD-I (Secondary Business District) corridor that encompasses HITECH City and Financial District, sits at the heart of this demand surge. Technology and software companies account for over 65% of all commercial space demand in Hyderabad, and the city's business property market is expected to expand 10–20% over the next five years. With vacancy rates at some of the lowest levels among major Indian cities, premium Grade A supply in well-connected micro-markets remains critically scarce — precisely the gap that Vamsiram’s new project is positioned to fill.
